About Us

Our Prinicpals have a 35+ year history in the real estate business. Here are a few career highlights:


As President and Chief Operating Officer of the Artery Organization, Inc., Mr. Geller directed the management of all of the company’s operations.  He was responsible for the oversight of the homebuilding group, including land development, construction, marketing and sales activities.  Mr. Geller’s responsibilities also included the acquisition of land, zoning, development of product, construction, and financing of over 12,000 for sale housing units and 16,000 apartments.  In the 1980’s Mr. Geller established and directed all the activities of the commercial and multi-family development group, which designed, constructed and leased over 3.5 million square feet of office space in partnership with The Charles E. Smith Companies and over 10,000 rental apartments

Mr. Geller had been a principal and director of the Artery Organization, Inc. for 27 years.  He was responsible in establishing the company’s philosophies, policies and objectives.  He has been instrumental in leading the company in its growth to where Artery has ranked as high as the 32nd largest homebuilding company in the nation according to Builders Magazine.

Some of Mr. Geller’s outstanding achievements have been the development of the Fairfax Government Center, a project that consists of building the County Government Center of 675,000 square feet at costs in excess of $100 million, and two County-rented office buildings in excess of 500,000 square feet and the award winning 404 unit Ellipse apartment project.  Mr. Geller has acquired, rezoned and obtained full entitlement of a project known as South Riding in Loudoun County, Virginia, consisting of 2,000 acres of mixed-use, residential, commercial and retail in a joint-venture partnership with Trafalgar House Residential properties.

Since 1994 Mr. Geller with his brother Donald established Hearthstone Communities which has developed various in-fill sites in the Metropolitan area to include a 29 luxury rear-entry townhouse units at ‘Hearthstone Mews” in Alexandria, Virginia, a 113 unit two over two condominium “Hearthstone Village” project in Wheaton, Maryland, a total of 50 single family units in Tysons Corner, Virginia and 58 single family lots “Hearthstone Village at Oakton” in Oakton, Virginia.  These developments required Comprehensive Plan Amendments, rezoning and the various governmental approvals to fully entitle the properties.  The development of unique products and land planning solutions helped to create value in the pre-development process.
Mr. Geller is a former member of the Board of Directors of The Greater Washington Board of Trade.  He is involved in the arts throughout the Washington area, and has participated in the community as a member of the Board of Trustees of Arena Stage.  Mr. Geller has also served on the Board of Directors of The First Continental Bank of Maryland, Metropolitan Federal Savings Bank, and the Board of Trustees of McLean School.  Mr. Geller graduated from University of Maryland in 1958 with a B.S. degree, with a major in Economics.

Senior Vice President

Prior to joining Hearthstone Communities in June 2001, Mr. Rice had been employed as Executive Vice President with PPR Dominion Properties, Inc. During that time he was involved in the acquisition, replanning and entitlement of the Brambleton planned community approved for approximately 5,000 for-sale homes and 1,300 apartments as well as a 500,000 square foot town center in Loudoun County, Virginia.

From 1993 through 1998 Mr. Rice was employed with the Metropolitan Washington, D.C. Division of Centex Homes where he was responsible for the acquisition and entitlement of all land for development by the Division.  He successfully purchased ground for over 19 subdivisions comprising approximately 2,400 for-sale homes.  In addition to contract negotiation, he was involved in comprehensive plan amendments, rezoning as well as subdivision and site plan approvals.  Reporting directly to the Division President, his responsibilities included the identification of new market opportunities with a focus on innovative residential product development.

For the six years prior to Centex Homes Mr. Rice worked with The Artery Organization, Inc. as Vice President for Residential Land Acquisitions.  During this period of time he was responsible for the purchase and entitlement of residential ground for the company’s Northern Virginia home building operation.

Mr. Rice’s extensive experience in working with local governments to create value through the entitlement process has been enhanced by his employment with the Fairfax County, Virginia Office of Comprehensive Planning from 1972 through 1984.  During the last several years of his employment with the County Mr. Rice was the Chief of the Comprehensive Plans Branch where he was involved in the review of all proposed plan amendments, land use studies and rezoning applications throughout the County.

John Rice received a Master’s degree in Urban Planning from the University of Virginia.  He graduated with a Bachelor of Arts in Economics from Middlebury College, Vermont.

Mr. Rice is presently a member of the Northern Virginia Building Industry Association and the Urban Land Institute.
